I took Thursday and Friday off from work to supervise some repair work we're having done at Stately Bunny Manor. When we bought this house over three years ago, we knew that much of the trim around the windows and the sills had areas of rot. Some areas had been repaired but still looked like crap. We were able to get the seller to come down on the asking price to account for this repair need.
Fastforward to now when we finally have the money to have the work done (18 windows and 3 doors). The rot had only gotten worse in the meantime. It had gotten pretty bad. We interviewed a couple contractors and chose one. They did the work this past Thursday and Friday. We replaced all of the sill noses (two window sills were so rotted, the entire sill needed replacement) with a PVC/wood fiber blend wrapped in vinyl coated aluminum. Most of the brick moulding and center mullions were in good enough shape that we wrapped the original wood with the vinyl coated aluminum. We chose this product because I never ever wanted to paint or otherwise maintain this stuff. Obviously, the previous owners didn't keep up on the painting and look where that got them.
It was pretty neat how they used this long folding/forming machine to custom form the aluminum trim coil. They had great weather to work on those days too - sunny with temps in the upper 60s and low 70s.
The next project (hopefully to be completed next year) is to replace the porch railing with an powder coated aluminum railing. The bottom of the post railings have some rot in them and are becoming looose. We also need to have the brick steps repointed. A few bricks on the edge of the bottom step are so loose, you can pick them up with your hand.
